A mistake many realtors make is downplaying the inspection by saying
things such as, “The inspection is just a formality”.
Prepare
your buyer for the inspector. Let the purchaser know the inspectors job
is to be very critical and nit-pick. Let them know if something major is
found it can usually be dealt with by money or you’ll find them another
house.
Make sure the house is open on time, accessible and that all utilities
are on.
Provide all information regarding the house.
If your purchaser
has certain handicaps, special needs, or you know will ask a million more
questions than other clients would, let the inspector know so additional
time for the inspection can be allocated.
