Licensing of Illinois home inspectors became effective January 1, 2003. The purpose of this licensing was to evaluate the competency of persons, including any entity, engaged in the home inspection business and to regulate and license those persons in this business for the protection of the public. All Home Inspectors practicing in Illinois must be at least 21 years of age and have a high school diploma or equivalent course of study (GED). Each license applicant must successfully complete 60 hours of pre-license education from an education provider licensed by DFPR. After completing the 60-hour pre-license course, applicants must take and pass the Illinois Home Inspector License Exam. After passing the license exam, applicants must submit the application and fee.
The licensing is administered by the Division of Banks and Real Estate that also regulates banks, Realtors and appraisers.
The advisory board consists of 5 home inspectors, one Realtor and one public person. Their job is to advise the Director on training curriculum, procedures, testing, standards of practice and disciplinary matters.
Home inspectors are required to complete and pass 6 hours of continuing education each year. (ASHI requires 20 hours of continuing education). Keep this in mind when looking for a home inspector, as ASHI home inspectors have higher education requirements than the State of Illinois.
